Mixed Use
Waterman Boreham has worked on a wide range of mixed
use schemes, including those of significant regional importance, and as such has
an in-depth understanding of the issues that need to be addressed.
Boreham understands that mixed use developments require an integrated project approach
to satisfy a spectrum of different needs. Each element of the scheme will generate
different travel and traffic demands, which may require different mitigating measures
and may need to meet different planning requirements.
It is important that the development’s strategy ensures that the scheme is accessible
by a range of transport modes. This maximises the viability of the development from
a transportation perspective and ensures compliance with local and national transport
policies.
Integral to the success of such schemes is the provision of an appropriate amount
of car parking. This should take into account opportunities for shared parking facilities
between the scheme’s different uses. Together with the development of efficient
internal car park layouts, this delivers maximum operational efficiency and ensures
that all parts of the scheme enable access to car parking at appropriate times.
The servicing strategy of mixed use developments needs to respond to different demands
placed by different uses and vehicle types. Working with architects, Boreham ensures
that all vehicle types can safely and efficiently access the development while minimising
the impact on the developable floor area and scheme layout.
Our experience means that we understand the key relevant issues that need addressing
and can provide our clients with expert transportation and highway advice in the
development of mixed use scheme proposals.
Our Approach
Boreham has strong relationships with many client organisations that have developed
mixed use schemes. This means that we have an unrivalled ability to work as part
of a multi-disciplinary team when formulating scheme designs and supporting those
schemes through the planning process.
Our network of offices throughout the UK and Ireland has given us a detailed understanding
of local issues and close working relationships with local highway authorities,
planning authorities and passenger transport executives. This is vital in gaining
support of the statutory authorities for mixed use schemes.
“As a single
discipline company we find Boreham’s focused approach to transportation engineering
advice always positive and pro-active.
Unusually for transport engineers Boreham has personality; they are our first choice
transportation consultant whether this is for a major mixed use development requiring
a full transport assessment or for a complex multi-storey basement requiring the
maximisation of car park spaces in order for a developer’s appraisal to stack up.”
